Parts wear out with daily use. A home warranty is a yearly service agreement that pays toward fixing or replacing covered systems and appliances once that wear catches up with them.
Each plan names the systems and appliances it includes. These are the six areas I offer coverage for.

Tell me which covered item failed, such as the furnace or dishwasher, on the online form.
I confirm the item is listed in your home warranty plan and the plan is active.
A local contractor comes out, you pay the set service fee, and the fault is diagnosed.
A covered fault is repaired, or the plan pays toward a replacement within its limits.
A home warranty only helps if it is clear and simple to use. Here is what I keep in place on every plan I sell.
Usually, yes. Many plans begin after a short waiting period, often about thirty days from signup. The exact start date is written in your agreement, so look for it there.
Faults that were already there on day one, damage from misuse, and cosmetic flaws such as dents or scratches are common exclusions. Anything installed incorrectly may be left out as well.
The contractor inspects the item and reports what failed. Fixing it comes first whenever that makes sense. Should the part be beyond saving, the plan may pay toward a new unit up to its stated limit.
Age by itself rarely rules an item out. It needs to be in working order when the plan begins and to have been looked after in a normal way.
You can. The cancellation terms, including any refund or charge, are set out in the agreement. Send me the request through the contact page.
Five plan holders describe a home warranty request they filed.
My furnace quit on a cold Sunday. I filed online, a contractor came Tuesday, and the igniter was replaced on my plan.
The dishwasher kept leaking after each cycle. One visit, a new door seal and a hose, and I only paid the service fee.
A pipe under the kitchen sink began dripping. The request took minutes and the worn valve was swapped that same week.
The water heater went lukewarm. A burnt heating element was found and replaced, and my plan covered the whole repair.
My dryer stopped heating mid-load. The contractor fitted a new thermal fuse, and the plan covered the part and labor.
